HIPS

Are you planning to invest in property in UK? I know the rich ones will. My boss just bought an apartment in London. For those who are planning to buy a home in UK, your buying is made easier with HIPS, Home Information Packs.

Each home information pack will include the following key pieces of information:
1. Sales Statement - Detailing the conditions of sale agreed.
2. Evidence of Ownership
3. Energy Performance Certificates - Giving each home a rating of between A and G based upon the homes energy efficiency and include advice to make the home more efficient.
4. Guarantees and Warranties - If the property is new.
5. Searches and other legal documents.

With HIPS, you do not have to spend extra cash for surveys and searches. And since June 2007, this information has been made compulsory for anyone placing a home on the market for sale.

    Hi from the UK!

    I thought it might help your readers to know a couple of things because Home Information Packs (HIPs) have not enjoyed a smooth implementation here as of yet!

    Currently, HIPs are only required on homes with 4 bedrooms or more that are marketed for sale in England and Wales (Scotland to follow next year I believe).

    From September 10th 2007, HIPs will encompass 3-bed homes and larger.

    The next step will be for all homes however, the date for this has still yet to be announced by the Government though it is expected to happen by January 2008.
